Carlisle Developments

A name, built on real experience.

Our Story

Builders in Cumbria, from Cumbria.

Carlisle Developments is a well established team. We’re the sister company to Carlisle Joinery Contractors, established joinery and building specialists based just outside Carlisle. Under that name, our team has delivered joinery, fit-out and refurbishment work on projects including Everton Football Club, Manchester Airport’s Terminal 2 pier and link extension, Dumfries & Galloway Royal Infirmary, Premier Inn Carlisle, and a number of NHS and care sector buildings across Cumbria and the North of England.

Carlisle Developments exists to bring that same team, the same standards, and the same attention to detail to residential projects, new builds, extensions and renovations. A stadium or a hospital leaves no room for error, neither does your home. When you work with us, you’re getting a team that’s used to delivering on major, exacting projects, applied with the same care to something far more personal.

Accredited

Accredited, insured & held to a standard

We’re accredited through Constructionline and SafeContractor — vetting schemes built for commercial and public-sector procurement, which means our processes are checked against a higher bar than most residential builders face. We also hold IFC certification, specifically covering fire door and passive fire protection installation, carried over from Carlisle Joinery’s commercial fire safety work — a level of rigour most residential builders never have to meet — plus Kiwa certification.

How we work with you

Our Process

We keep things straightforward: one point of contact, honest costs from the first quote, and no disappearing acts halfway through a project. Whether it’s a new build, an extension, or a full renovation, you’ll always know what’s happening and when.

Questions along the way

We know projects like these come with a lot of questions — about cost, timescales, disruption, planning. We’d rather you asked us directly than guessed, so get in touch any time during your project, not just at the start.

1. Chat & consultation

We start with a conversation, not a sales pitch. Tell us what you’re picturing whether that’s a rough idea or a fully formed plan and we’ll give you an honest read on what’s realistic, what it involves, and roughly what it’ll cost.

2. Design & planning

Once we’re aligned on the brief, we move into detailed design, drawings, and where needed planning permission and building regulations. Nothing gets built until the plan is right and you’ve signed off on it.

3. Build

We start to build your vision. This is where the project comes to life. You’ll get regular updates as work progresses, so you’re never left wondering what’s happening on site or when the next stage begins.

4. Handover

Your build is complete and ready for you to realise your vision. A final walkthrough, all relevant paperwork and warranties, and a genuinely finished home — not a snag list disguised as one.

Ready to talk about your project?

Whatever stage you’re at — a rough idea, a plot of land, or a full set of plans — we’d love to hear about it. Get in touch and let’s talk about what’s possible.
